Property Valuation & Transaction Tax Calculator

Enter the transaction date and property details once. The calculator resolves the supported FBR valuation regime for Karachi, Islamabad, Lahore or Rawalpindi, then shows buyer and seller advance income tax together.

The date controls both the FBR valuation regime and the applicable 236K/236C tax rates.
Karachi SRO 144: commercial built-up floors other than ground floor receive the prescribed 25% reduction.
Karachi SRO 144: commercial basement is valued at 20% of the ground-floor rate.
Karachi uses this for SRO 144 depreciation. Islamabad uses it to select the applicable FBR superstructure rate for a residential built-up property. Lahore and Rawalpindi do not require a completion date in the supported regimes.
Karachi SRO 144 adds 25% of ground-floor value for each qualifying additional storey.
Karachi residential plot conditions under SRO 144(I)/2025
Select any condition that applies. The prescribed 20% reduction is applied once even if more than one listed condition is present.
Fair Market Value loads automatically when the required property details are complete.
Scope: this tool combines FBR fair-market valuation with federal advance income tax under sections 236K and 236C. It does not add provincial stamp duty, CVT, registration fee, municipal charges or capital gains tax. Automatic locality valuation covers supported Karachi rows, verified Islamabad urban rows, supported Lahore rows, and supported Rawalpindi rows. Islamabad rural/khasra valuation, intentionally omitted/ambiguous rows, Lahore industrial/special categories, OCR-ambiguous historical Lahore rows, historical Lahore built-up property, Rawalpindi source-gated/amended rows and historical Rawalpindi built-up property, and the 1-Feb-2026 Islamabad transition date remain manual-FMV/source-gated.
